Learn why this is important External Email - Exercise Caution Dear Ms. Villela, I am writing regarding Zoning Case C14-2025-0089 and the proposed development at Loop 360 and Lost Creek Blvd. Lost Creek Blvd is already facing significant planned growth, including two major housing developments that will materially increase traffic volume and congestion in the near term. Adding this proposed project on top of that existing pipeline of development risks overloading the corridor beyond what it can safely handle. Of particular concern is emergency access and evacuation capacity. Lost Creek has limited ingress and egress, and additional density without a clear, validated plan for traffic flow and evacuation could create serious safety risks for residents, especially in a wildfire or other emergency scenario. Given these factors, I strongly support postponing the vote until comprehensive traffic and wildfire evacuation studies are completed and incorporated into the decision-making process. Presently, we are on the docket (#109 of 111 items) for the May 28 Council meeting. I am respectfully requesting that you deny the pending rezoning application for the City View project, Case C14-2025-0089, located at Loop 360 and Lost Creek Boulevard. Our opposition to this ill-conceived project is fourfold: 1. DB90 has been replaced. So far, Case C14-2025-0089 is only an application, not an approved zoning change. 2. This is the wrong site for unconstrained height (Hill Country Roadway Corridor standards). 3. No valid traffic or safety analysis has been performed. To proceed without assurances that public safety will not be compromised by this high density project seems imprudent. As one ZAP Commissioner stated regarding the location of Forest Trail Elementary School in relation to the proposed project, “The likelihood that we will then hear about somebody dying crossing that road because of allowing this in, it... the blood will be on our hands.” 4. This is the wrong location for a high density housing project. At the April 7 ZAP hearing, the Commissioners were divided on the wisdom of proceeding the rezoning for this project. Four commissioners voted to deny the rezoning outright. Commissioner Lonnie Stern called this 'a suburban development wearing urbanist clothes'. It does not have the transit, It does not have the access, and it is incredibly dangerous. Vice Chair Betsy Greenberg read from the Save Our Springs Alliance opposition letter, which called this “car- dependent sprawl rather than compact connected growth.” Commissioner Ryan Puzycki said, “It doesn’t make sense to add income-restricted units where you would be required to own a car.”Travis County Commissioner Ann Howard's stated in the email she sent to every member of the Council that she supports Austin's commitment to affordable housing, but she has "reservations about any residential use on this tract, and especially high-density residential use --- because of the adverse impacts on the Lost Creek neighborhood immediately adjacent." Due to the recent developments involving DB90 and the information we have provided above, it would be most efficient to immediately deny the LO-V-DB90 request for the City View rezoning, Case C14-2025-0089.
