CASE MANAGER COMMENTS: The property in question is a 4+ acre undeveloped tract of land that fronts onto Spicewood Springs Road. There is an undeveloped tract to the north that is zoned MF-3. The lots to the south are zoned LO-CO and LO and are developed with office buildings. The land to the east has extreme slopes, is undeveloped and zoned SF-2. To the west, across Spicewood Springs Road, there is I-SF-3, SF-6-CO, LO and LO-CO zoning that contains undeveloped lots, condominium residences, a telecommunications tower and office uses. In this application, the owner is requesting to rezone this tract of land from LO-CO zoning to MF-3-CO zoning to allow for residential uses on the property (please see Applicant’s Request Letter - Exhibit C). Specifically, they are planning to construct a three-story tall, 45,000 sq ft. structure that will provide 24 to 30 multifamily units and an associated one- story tall parking garage on the site.
