This letter follows the completion of the construction work and addresses certain concerns you raised prior to the start of construction in your area approximately two years ago. I would like to address some matters of interest to you: all the light poles we are installing are low-wattage (40 watts) and 15 feet tall; in the parking lot, we are installing only three of these poles, positioned one pole 30 feet, one pole 80 feet, and one pole 130 feet away from the fence separating the site from the residential area. All of the four buildings are being constructed with soundproofing features, including a window system that uses double-glazed glass up to one inch thick ( between argon and air trap), using 9 inches of open-cell spray foam insulation for the roof surface and 4 inches for the exterior walls with ¾” 3-layer stucco, 5/8” foam board, and double drywall of 5/8” thick. With all those technical specifications, we can be certain that the sound insulation capability reaches 90%, preventing sound from escaping the building. In accordance with our regulations, guests are not permitted to consume alcohol in the parking area or play loud music in outdoor areas every day after 9:00 PM during the summer (daylight saving time) and 8:00 PM during the winter. We do this because we know the next lot will be a KB home build in the future. At this time, we don't know if some tenants will be doing so yet, and some tenants even want to do an Event Venue location among the buildings (Building #1 at 1,300 feet in length, Building # 2 at 1,000 feet in length, Building # 3 at 800 feet in length, or Building # 4 at 165 feet in length). Even Buildings 1, 2, and 3 have a plot of land situated between them and the KB residential area. That place is too far from the KB residential area. We believe that the sound and noise would not be suitable for it. If you are concerned about noise from the parking lot in your area, I can propose that the city allow us to build a block wall behind the 25-foot-wide utility easement. For the landscaping along the 25-foot-wide shared access strip located between the residential area and Howard Plaza, our contractor will perform mowing on a biweekly basis, as needed.
