The flag lot variance complies with the criteria of approval in LDC 25-4- 175(A) because all reviewers have approved the plat and the driveway/utility plan, it is compatible with the surrounding neighborhood because it is located in a single family residential neighborhood and can be developed with a single family house, and staff is not aware of any private deed restrictions.
