In this request, the applicant is asking to rezone the property from GR to CS to bring the existing use into conformance with land use regulations in the Code. BASIS OF RECOMMENDATION: 1. The proposed zoning should be consistent with the purpose statement of the district sought. General Commercial Services district is intended predominately for commercial and industrial activities of a service nature having operating characteristics or traffic service requirements generally incompatible with residential environments. 2. The proposed zoning should allow for a reasonable use of the property. CS zoning would allow for a fair and reasonable use of the site because the proposed zoning will bring the existing air conditioning repair business/Construction Sales and Services use into conformance with land use regulations in the Code. 3. The proposed zoning should promote consistency and orderly planning.
