Background Process Findings I inspected the house's interior and exterior walls, ceiling, roof framing (through the attic), and foundation, including the piers, beams, and floor sheathings. I also measured the maximum floor level differences using a laser level to investigate any foundation settlements in this house. The following are the findings from the structural inspection of the property: 1. The house is aged and worn. 2. There are several cracks in the house's ceilings and interior walls in multiple places (Figures 2 to 11). 3. There is visibly sagging on the ceiling drywall in the living room of the house (Figure 12). places (Figure 13). 4. There is visible damage and cracks on the floor of the house in multiple 5. The wall is not stable on the west side of the house and has movement. 7. The crawl space and floor have some leveling problems in this house. 8. The floor surfaces were walked and viewed for potential movement and deflection (Figure 16). 9. There are multiple piers that are missing a footing (Figures 40 to 50). 10. There are some different types of piers with different heights and sizes used in the house's foundation (Figures 40 to 50). 11. There are the most visible rotten floor beams and floor joists (Figures 40 to 50). 12. There are visible rotten and termite wood piers in multiple locations in the crawl space (Figures 31,32, 50,51). 13. There are about five piers that seem to be skewed and not fully vertical (Figure 31,34,40). 14. Visible rotten wood on the exterior walls sheathings on the east, west, and south side of the house (Figures 19 to 21 and 28 to 39). 15. There is water damage on the ceiling sheathings of the kitchen (Figures 52,53). 16. There is visible rotten wood on the framing members of the wall on the east and west side of the house (Figures 19 to 21 and 28 to 39). 17. From the outside of the house, the exterior panel of the roof is old and worn and it has signs of corrosion (Figures 19, 20). 18. The exterior windows and doors of the house are old and worn. The exterior wooden ceiling on the east, west, and south side of the house is damaged and has signs of rot (Figures 21 and 27 to 29). 20. The floor of the deck is damaged in one place and has signs of rotting and is unleveled (Figure 22,23). 21. There is a gap between the deck frame and the exterior wall on the north side of the house (Figure 26). 22. There is a column of the deck frame on the north side of the house that seems to be skewed and not fully vertical (Figure 24,25). 23. There are visibly damaged and rotted stairs on the north and south side of the house (Figure 19,20,24). 24. The roof frame of the house is old and worn and there are visible damaged and rotted members of the roof frame in multiple locations in the attic (Figure 19,20,24). 25. We Operate in 10 Largest Cities of Texas, Page 5 of 63 7505 Fannin St Suite 440 Houston TX 77054, (833) 781-7661, info@TexasStructuralEngineers.com Discussion Based on the findings from the structural inspection of the property constitutes the following issues: 1) The roof system of the house including roof framing, roof joists, and ceilings is damaged in multiple locations. 2) The framing of the house is damaged due to water activity and lack of maintenance over the years. 3) The exterior and the interior walls of the house are damaged due to water activity, and foundation movements. 4) The foundation of the house is damaged due to water activity, and 5) The major floor level differences which are outside the range of tolerance indicate that the structural integrity of the house is termites. compromised. The impact caused by the foundation movement on the structure of the house is not limited and has caused major damage to the structural integrity of the house. Summary and Recommendations The following recommendation is based on the findings from the structural inspection of the property: 1) Since I found extensive damage to the roof system, the entire house framing, the exterior walls, and the foundation, I recommend that the house should be demolished and rebuilt.
