HISTORIC LANDMARK COMMISSION PERMITS IN NATIONAL REGISTER HISTORIC DISTRICTS NOVEMBER 2, 2022 HR-2002-155175 OLD WEST AUSTIN 1414 WESTOVER RD. 23.0 – 1 PROPOSAL PROJECT SPECIFICATIONS DESIGN STANDARDS Demolish and rebuild existing non-contributing garage and make modifications to the rear of the primary house. 1) Remove existing non-contributing garage and rebuild a new one; 2) Remove existing concrete and stone driveway ribbons from the garage up to the front corner of the house; 3) Remove concrete from North corner of house The City of Austin’s Historic Design Standards (March 2021) are based on the Secretary of the Interior’s Standards for Rehabilitation and are used to evaluate projects in National Register districts. The following standards for new construction apply to the proposed project: 1. Location The new detached garage will replace the existing garage within the same footprint. The proposed replacement is appropriate. 2. Orientation The orientation of the proposed garage will match the predominant garage orientation found on the block’s contributing properties. The proposed replacement is appropriate. 3. Scale, Massing, and Height The scale, massing, and height of the proposed new construction is appropriate. 5. Design and Style The design and style of the proposed garage is appropriate. Summary The removal of the concrete and stone driveway ribbons will not affect the contributing status of the primary house. The garage to be demolished is non-contributing to the district. The project meets the applicable standards. STAFF RECOMMENDATION Comment on and release the plans.
