There are multiple points of vehicular access and directional approaches that limit visibility to motorists. A single freestanding sign cannot effectively identify the site for traffic approaching from both directions or clearly mark each entrance. The proposed sign is consistent in scale and design with the site's freestanding monument signage and will not create visual impacts beyond those associated with normal site identification. Due to the existing vegetation and configuration of the lot, the signage will not appear as multiple signs concentrated on a single property.The requested variance remains consistent with the purposes of the Scenic Roadway Sign District by maintaining low-profile freestanding monument signage that is compatible with the surrounding corridor while improving site identification. The property is not located directly on the corner, which creates little to no visibility from the direction of the second location of the sign. The request is based on site-specific conditions rather than a desire for additional advertising. Any similarly situated property with comparable frontage, access configuration, and visibility constraints would face the same operational challenges and could reasonably require similar relief. Accordingly, the proposed sign willnot adversely impact the natural beauty, visual environment, or ecological integrity that theScenic Corridor regulations are intended to protect.The request does not seek oversized orexcessive signage, but rather a second monument sign to address the property's access con-figuration.
