I contend that my entitlement to the requested variance is based on the following find ings: Reasonable Use The zon ing regulations applicable to the property do not allow for a reasonable use because : The owner is unable to rebuild a detached garage in the same location where it existed for decades before being destroyed by fire. Many neighboring properties in the area have similarly situated garages that do not meet current setbacks, as confirmed by the City's Property Profile tool. The requested variance will maintain the existing development pattern, preserve neighborhood character, and avoid unnecessary disturbance to site cond itions such as trees, impervious cover, or open space. Parking (additional criteria for parking variances only) Request for a parking variance requires the Board to make additional find ings. The Board may grant a variance to a regulation prescribed in the City of Austin Land Development Code Chapter 25-6, Append ix A with respect to the number of off-street parking spaces or loading facilities requ ired if it makes findings of fact that the following additional circumstances also apply: 1.
