Learn why this is important External Email - Exercise Caution Hello, My wife and I reside at 5608 Medicine Creek Drive, Austin, TX 78735, which is a stone's throw away from the proposed Sunset Ridge Apartments off of Southwest Parkway. I can also be reached by phone at 512-207-0351. I have concerns regarding this apartment complex plan that I will lay out below. I also want to be clear that from my perspective as an Austin native, our city has needed more density for a while for the sake of more affordable housing. However, density needs to be well thought out/provide objective value greater than what already exists, and not impose an undue burden on the immediate area, which is where this development fails. Firstly, there is a severe lack of separation between our neighborhood and the proposed complex. The influx of new residents at this location would inevitably cause a dramatic (exponential) increase in traffic on our neighborhood roads being used as a thoroughfare. Our neighborhood amenities like our walking trail and pool, which our neighborhood pays for, will also likely see heavily increased traffic and degradation at our expense. Furthermore, the inclusion of SMART apartments is suspect at best given that the nearest bus stop is at Oak Hill Plaza, a 10-minute drive away. The nearest grocery store to our neighborhood is also a 10-minute drive away. My wife and I love this part of Austin, but it's certainly not transit-oriented. I've often thought to myself how inaccessible this part of town is without a car long before I became aware of this development. The SMART program works fantastically in amenity-dense parts of Austin such as around UT's campus, which allows students to affordably rent where they otherwise couldn't and attend class. The absence of amenities in this area makes it hard to understand how this program makes sense here. To be frank, I can't shake the thought that this is just another luxury apartment complex development and that they're abusing the SMART program to get tax breaks. Finally, it would be one thing if the developer tried to work with our neighborhood to find a solution that's amenable to both parties. For example, offering to pay for gates for our neighborhood and/or offering a stipend to keep up the neighborhood amenities from inevitable increased wear and tear would probably go a long way. I hope you will keep my concerns at the top of your mind and I'm happy to have an objective, honest conversation via phone if you would like to discuss further. I wanted to express my concerns about the upcoming development near the neighborhood. My primary concern is the increased traffic levels in the neighborhood. The plan shows an entrance for the development on Big Timber drive which it looks like the city has already begun clearing the area. An entrance on that road makes the likelihood that many of the inhabitants of the apartments would use the neighborhood as their primary route to enter the complex. I also have a concern about sight lines from the apartments into mine and neighbor's backyards. I understand the need to continue to build affordable housing options in the Austin area. It is also important to consider the people who have purchased in the area and how it will change the neighborhood that the apartment community will be built next to through increased vehicle and pedestrian traffic. I am happy to discuss in more detail with you or others involved in the project. If you do not know, a lot of people cut through our neighbourhood to go from Southwest Parkway to SR 71 and Highway 290. These drivers do not respect our posted speed limit. I have children and we also do not need the added crime that again comes with low income housing. It is bad enough that our police have been defunded.
