In order to grant your request for a variance, the Board must first make one or more of the findings described under 1, 2, and 3 below; the Board must then make the finding described in item 4 below. If the Board cannot make the required findings, it cannot approve a sign variance. Therefore, you must complete each of the applicable Findings Statements as part of your application. Failure to do so may result in your application being rejected as incomplete. Please attach any additional supporting documents. I contend that my entitlement to the requested variance is based on the following findings: 1. The variance is necessary because strict enforcement of the Article prohibits any reasonable opportunity to provide adequate signs on the site, considering the unique features of the site such as dimensions, landscaping, or topography, because: The limit to a 35 sq ft sign would not be visible because of the large scale area of the structure 599' X 59' that faces an all commercial area, no part of the signage will be facing a residential neighborhood. also the signage provided is consistent with all approved signage on other Alexian multifamily buildings, this project was also reviewed as commercial project if applicable. —OR— 2. The granting of this variance will not have a substantially adverse impact upon neighboring properties, because: None of the Halo signage will not be facing or affecting any residential neighborhood and will be facing an all commercial area where this size of signage is allowed and areas signs will be facing fall under the commercial sign district 25-10-130 and does not affect any scenic roadways —OR— 3. The granting of this variance will not substantially conflict with the stated purposes of this sign ordinance, because: Grating of this variance will not impact or conflict with any resrictions on the residential neighborhood or scenic roadways. as all other surrounding properties are CS-NP & LI-NP and fall under the commercial sign district. AND, 4. Granting a variance would not provide the applicant with a special privilege not enjoyed by others similarly situated or potentially similarly situated, because: The area for the request of this signage as all other commercial properties within the area of frontage have the right to have this scale and size of sign and the sign will not affect any surrounding neighborhood, or the highway.
