The site is an occupied single family residence. The owners are considering a remodel/addition. At the time of my inspection there are currently no architectural plans for me to evaluate potential tree impacts. Tree vitality is good. New foliage for the season is emerging at the time of my visit. It appears the tree canopy is filling out normally. Structural integrity is fair. The trunk leans considerably to the west. There is considerable mounding around the tree. I cannot tell if the mounding is natural or if the tree is experiencing a root plate failure.
